Controls Programmer I, II, or III
About the Role
We are currently looking for BAS / Controls Technicians in the Southern Maine area to join our growing team.
This position may be filled at a BAS Technician I, BAS Technician II, or BAS Technician III level, depending on experience, technical ability, and readiness to work independently in the field.
This is a hands-on field role supporting the installation, checkout, commissioning, troubleshooting, startup, and closeout of HVAC and building automation control systems. The right person for this role is mechanically and technically curious, takes pride in quality work, communicates well with the team and customers, and wants to continue growing in the building automation industry.
Our BAS Technicians work closely with project engineers, programmers, supervisors, subcontractors, and customers to help deliver successful projects from installation through final commissioning and turnover.
General Responsibilities
Depending on experience level, Controls Programmers may support or perform work including:

Programming and configuring DDC controllers and BAS front-end systems

Developing and modifying control logic based on project sequences of operation
-
Creating and updating user-friendly system graphics
-
Configuring databases, alarms, trends, schedules, histories, and user access
-
Supporting integration of third-party equipment and building systems
-
Supporting system startup, point checkout, commissioning, and functional testing
-
Troubleshooting communication, network, sequence, and system performance issues
-
Supporting BAS technicians and project teams during field deployment
-
Reviewing project requirements, control drawings, point lists, and sequences
-
Documenting programming changes and supporting accurate as-built information
-
Assisting with system turnover from project implementation to service
-
Following company programming standards, workflow processes, and quality expectations
-
Communicating clearly with internal team members, customers, and project partners
Qualifications
A strong candidate will have some combination of the following:
-
BAS programming, HVAC controls, IT/networking, electrical, or related technical experience
-
Understanding of HVAC systems, control sequences, and building automation fundamentals
-
Experience with DDC controllers, BAS front-end systems, graphics, databases, or system configuration
-
Ability to read and understand control drawings, point lists, wiring diagrams, and sequences of operation
-
Familiarity with BACnet, Modbus, LON, IP networking, or other building system communication protocols
-
Strong troubleshooting, problem-solving, and documentation skills
-
Proficiency with computers, software tools, and technical systems
-
Ability to communicate technical information clearly to both technical and non-technical audiences
-
Ability to work independently and as part of a team

Attention to detail and commitment to quality
-
Valid driver’s license and insurable driving record
Experience with Tridium Niagara, Honeywell, Siemens, Johnson Controls, Distech, or other BAS platforms is preferred. Tridium Niagara certification is a plus but not required for all levels.
Controls Programmer I
Controls Programmer I is an entry-level BAS programming role focused on learning control logic, system graphics, databases, device configuration, programming standards, and commissioning support.
This role is a good fit for someone with technical aptitude, HVAC controls exposure, IT/networking experience, BAS field experience, or a related technical background who wants to grow into a programming role.
Primary responsibilities may include:

Modify existing BAS programs under the guidance of senior programmers

Create and update basic system graphics
-
Support point testing and commissioning activities
-
Configure devices, databases, schedules, alarms, trends, and basic system settings
-
Follow company programming standards and documentation procedures
-
Assist with controller setup, device configuration, and project database updates
-
Support BAS technicians during checkout and startup
-
Escalate programming, sequence, or communication issues appropriately
-
Learn HVAC control sequences, BAS architecture, and integration fundamentals
Controls Programmer II
Controls Programmer II is an independent controls programming role capable of programming standard BAS projects, creating graphics packages, configuring integrations, and supporting commissioning.
This role is a good fit for someone with direct BAS programming experience who can execute standard programming work with limited supervision.
Primary responsibilities may include:

Program standard BAS projects using approved company standards

Create complete graphics packages for operator workstations and front-end systems

Configure controllers, databases, alarms, trends, schedules, and user interface elements
-
Configure standard integrations with third-party equipment and building systems
-
Support startup, checkout, commissioning, and functional testing
-
Troubleshoot standard communication, programming, and sequence issues
-
Document programming changes, field modifications, and final system conditions
-
Coordinate with project engineers, technicians, supervisors, and customers
-
Support project turnover by ensuring graphics, programming, and documentation are complete and accurate
Controls Programmer III
Controls Programmer III is a senior controls programming role responsible for complex programming, advanced integrations, high-level troubleshooting, programming standards, quality control, and technical mentoring.
This role is a good fit for an experienced BAS programmer who can take ownership of complex systems, diagnose advanced issues, and support the growth of other programmers and technicians.
Primary responsibilities may include:

Program complex BAS projects and advanced control sequences

Integrate third-party equipment and building systems using industry-standard protocols

Diagnose advanced network, communication, database, and sequence issues
-
Support programming standards, quality control, and technical consistency across projects

Review programming and graphics for accuracy, usability, and alignment with project intent

Mentor Controls Programmer I and Controls Programmer II team members
-
Support BAS technicians and project engineers during complex startup and commissioning
-
Assist with technical problem-solving, system optimization, and customer support
-
Help improve programming workflows, templates, standards, and documentation practices
